The Process 

The process of getting a mortgage loan can actually be a very simple process as long as all parties are prepared, and understand the intent of what is occurring. There are four basic items lenders are looking for when underwriting a mortgage loan. 1) The borrowers income will support the loan, 2) The borrowers past credit indicates they are a good risk to obtain new credit, 3) the funds for the down payment are verified, and 4) The property value supports the loan amount. Lenders verify borrowers past income and if it is likely to continue. This is usually done using past tax returns or W2s. Credit reports are pulled and reviewed to verify current balances and payments and current credit is being paid as agreed. Funds to verify the down payment are usually verified by reviewing the borrower previous months asset statements. And a properties value is verified by obtaining a third party appraisal.  All these processes can be done simply as long as all parties are organized and prepared.
